What is Japanese Knotweed?

Japanese Knotweed is a perennial plant which means it actively grows in the spring and summer and goes into a dormancy period in the winter. Canes start to grow in early spring and can quickly reach two metres in height. The canes produce a creamy white flower in September (It is important to note that Japanese Knotweed does not spread by seed in the UK) as they complete their growing cycle for the year. As the canes above ground turn brown in the winter, most people mistakenly think that their Japanese Knotweed problem has gone away. Unfortunately, however, this is not the case. In the winter, energy is pushed down into the rhizomes (underground root system) where the energy is stored and preserved, ready to emerge again in the spring, usually spreading each season.

Has Japanese Knotweed been flagged up on a Homebuyers Report/Building Survey and Valuation?

Sometimes the first thing that you know about Japanese Knotweed being present on your property is when you are selling it and it is flagged up on a survey. Although this might seem daunting, the majority of mortgage lenders WILL lend if a Five-year Japanese Knotweed management plan is put in place by a professional company such as ourselves. What to do if Japanese Knotweed has spread onto your land or is spreading onto neighbouring land?

Whilst it’s not illegal for Japanese Knotweed to grow on your own land, it is illegal to cause it to spread onto neighbouring land or to cause it to grow in the wild. Japanese Knotweed is classed as a non-native invasive species meaning is it highly invasive and does not discriminate between boundaries. If you have got Japanese Knotweed on your land, do not bury your head in the sand. Decisive action can save headaches and costs in the future. Spread will occur each season and can soon encroach over neighbouring boundaries costing considerably more than a small infestation which is treated at the outset.
